Solo en mayo, en la Ciudad de Buenos Aires se vendieron unas 5.600 propiedades, y m\u00e1s de 1.300 operaciones se concretaron mediante esta modalidad de financiamiento, que permite acceder a una vivienda con una cuota inicial comparable a lo que se paga por un alquiler promedio.<\/strong><\/em><\/p>\n\n\n\n<!--more-->\n\n\n\n<p>Seg\u00fan cifras oficiales, en los primeros cinco meses del a\u00f1o ya se otorgaron m\u00e1s de 5.000 cr\u00e9ditos de este tipo, lo que representa una reactivaci\u00f3n del sector, aunque a\u00fan lejos del pico registrado en 2018.<\/p>\n\n\n\n<p>\ud83d\udca1 <strong>\u00bfQu\u00e9 son los cr\u00e9ditos UVA?<\/strong><br>Los pr\u00e9stamos UVA (Unidad de Valor Adquisitivo) se ajustan mensualmente por inflaci\u00f3n. Esto implica que tanto la cuota como el capital adeudado se actualizan seg\u00fan el \u00edndice de precios al consumidor. En t\u00e9rminos simples: lo que hoy parece accesible, puede subir si la inflaci\u00f3n no se desacelera.<\/p>\n\n\n\n<p>\ud83d\udd0d <strong>\u00bfCu\u00e1nto se paga por mes?<\/strong><br>La cuota inicial depende del banco. Por ejemplo, por cada USD 10.000 solicitados:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Banco Ciudad cobra $70.000<\/li>\n\n\n\n<li>Banco Naci\u00f3n: $53.000<\/li>\n\n\n\n<li>Brubank: $57.000<\/li>\n<\/ul>\n\n\n\n<p>Entonces, si se solicita un cr\u00e9dito de USD 100.000, la cuota mensual puede variar entre $530.000 y $700.000, seg\u00fan la entidad.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full\"><img fetchpriority=\"high\" decoding=\"async\" width=\"634\" height=\"867\" src=\"https:\/\/nuevodigitaldeescobar.com.ar\/wp-content\/uploads\/2025\/06\/hipotcuota1.png\" alt=\"\" class=\"wp-image-16019\" srcset=\"https:\/\/nuevodigitaldeescobar.com.ar\/wp-content\/uploads\/2025\/06\/hipotcuota1.png 634w, https:\/\/nuevodigitaldeescobar.com.ar\/wp-content\/uploads\/2025\/06\/hipotcuota1-219x300.png 219w\" sizes=\"(max-width: 634px) 100vw, 634px\" \/><\/figure><\/div>\n\n\n<p>\ud83d\udcb8 <strong>\u00bfQu\u00e9 requisitos hay que cumplir?<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Ingreso familiar: al menos 4 veces el valor de la cuota.<\/li>\n\n\n\n<li>Ahorro previo: entre el 20% y el 25% del valor total de la propiedad.<\/li>\n\n\n\n<li>Relaci\u00f3n cuota\/ingreso recomendada: no superar el 25% de los ingresos mensuales.<\/li>\n<\/ul>\n\n\n\n<p>\u26a0\ufe0f <strong>Claves para tener en cuenta<\/strong><br>Aunque las tasas nominales (por ejemplo, del 3,5% en Banco Naci\u00f3n) parecen bajas, al sumarse el ajuste por inflaci\u00f3n, la cuota real puede crecer mes a mes. Los bancos analizan con lupa la situaci\u00f3n financiera del solicitante y, en muchos casos, no basta con sumar familiares para \u201cengrosar\u201d el ingreso.<\/p>\n\n\n\n<p>\ud83e\uddfe <strong>Gastos adicionales a considerar<\/strong><br>Adem\u00e1s de la cuota y el ahorro previo, hay otros gastos que deben contemplarse:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Impuesto de sellos: 1,5% a 2%<\/li>\n\n\n\n<li>Comisi\u00f3n bancaria y tasaci\u00f3n: 0,5% a 1%<\/li>\n\n\n\n<li>Honorarios de escribano: 2%<\/li>\n\n\n\n<li>Seguro de vida e incendio: 0,1% a 0,2% anual<\/li>\n\n\n\n<li>Impuestos y tasas registrales: 1,5% aprox.<\/li>\n<\/ul>\n\n\n\n<p>\ud83c\udfe0 <strong>Un dato alentador<\/strong>: El cr\u00e9dito UVA tiene la tasa de morosidad m\u00e1s baja del sistema financiero. Esto indica que, en general, quienes acceden a este sistema logran mantenerse al d\u00eda con los pagos, priorizando el techo propio por encima de otras obligaciones.<\/p>\n\n\n\n<p>\ud83d\udcc9 <strong>\u00bfQu\u00e9 pasa con los precios de las propiedades?<\/strong><br>A diferencia del boom de precios que se vivi\u00f3 en 2017-2018, hoy el valor de las viviendas \u2014especialmente las usadas\u2014 se mantiene relativamente estable. Eso mejora las condiciones para quienes buscan comprar con cr\u00e9dito.<\/p>\n\n\n\n<p>En resumen, los cr\u00e9ditos hipotecarios UVA vuelven a ser una herramienta clave para el acceso a la vivienda.
